BUILDING A NEW HOME

Curious about building a new home? There are a variety of new build options available in the DFW area. Here is a breakdown of new build options to have an idea of. Different options for new home builds:

  • Production homes - Builders have usually purchased a large area/areas of land, and then divide the land up into lots that buyers choose from to build on. Within the production home options are inventory homes and build-to-suit homes.

    • Inventory/spec homes - the builder has chosen the lot, type of floor plan, and typically some if not all of the design selections for this home. ​

    • Build-to-suit homes - the buyer has the choice of lot, type of floor plan, and gets to select the design features they want present in the home from the builder's design center.

  • Fully custom homes​ - Every single detail is designed by you! Some builders have in-house architects you can work with to design house plans, and others are open to working with any architect you decide to hire to draw up plans to build on your lot. Depending on the builder you choose to work with, some will have lots to sell you directly to build on and some builders can build on the lot of your choice  (I cover in my custom home building guide how to find the right lot to build on!).

  • Semi-custom homes - Some details will have already been decided, and some details will be left to the buyer to decide. This is a great option for someone wanting some flexibility along the way but not having to make every single decision.

The three sections above are the most common and traditional options you'll find within the home building world, but there are quite a few variations on other types of builds available depending on the area you are looking to build in. When looking at potentially deciding to build, knowing how Realtors advocate for their buyers throughout this process is important. From the initial scouting out of options for determining the best location and builder for your family, to negotiating specific terms of the builder contract in favor of the buyer, through ensuring different phases of the build are happening in the best order and timeframe, all the way through the final inspection and completion of any last-minute items, your Realtor will be overseeing the process and keeping you informed along the way in a manner that builder teams rarely have the capacity or expertise to handle for each client. The sales representative represents and has the best interest of the builder in mind, so it is imperative to have a professional representing you throughout the process.
